Booking a Greek short-term rental: check the listing, charges and cancellation terms
Greece’s tax authority provides a short-term rental register and guidance on accommodation registration numbers. Check the property and the complete booking terms rather than relying on a headline about a nationwide rental “crackdown”.

Identify the property and its registration
AADE’s accommodation guidance distinguishes registration or licence identifiers for different types of property. Check the relevant listing information and ask the operator to explain a missing or inconsistent identifier. A registration number is one check; it is not a guarantee of quality or of every contractual promise.
Ask for a complete price
- Check the dates, number of guests and exact property being booked.
- Separate rent, cleaning, platform charges and any applicable local or national charge.
- Ask which amounts are payable locally and request an itemised confirmation.
- Read cancellation and replacement-property conditions before payment.
Plan for arrival and a problem with the listing
Save the address, access instructions and the platform or host’s support route offline. If access fails or the property differs materially from the booking, keep the confirmation and a clear record, then use the provider’s documented process. Do not assume an informal promise has the same protection as a platform booking.
Separate rental rules from immigration rules
A property’s registration does not extend the traveller’s permission to stay in Greece or Schengen. Check the full itinerary separately. For a longer residence or a work plan, use the appropriate official immigration route rather than relying on the duration a host is willing to rent.
Turn the listing into a comparison you can use

Illustrative example: an apartment at €90 per night for four nights with an €80 cleaning charge is €440 before any other applicable costs. A €105-per-night alternative with cleaning included is €420 on those assumptions. These are invented prices, not Greek market averages. Compare occupancy, location, registration information and change terms as well as the arithmetic.
Save the listing and the booking terms as they appeared when you paid. A later description change should not leave you relying on memory. Keep communication and any payment inside the documented booking process where possible, and obtain a clear explanation before accepting an off-platform request.
